To reserve a property we require payment of the Reservation
Fee which is £125 per applicant.
We then require completed application forms (one from each
applicant and guarantor) to be returned to our office,
together with the security deposit (being one month’s rent
between the group) within seven days of the reservation fee
being paid. Failure to do this within seven days will result
in the property being remarketed, and should we undertake
work to prepare your tenancy which does not go ahead, some
or all of your reservation fee might be withheld,
THE TENANCY APPLIED FOR IS SUBJECT TO YOUR LANDLORD’S
AGREEMENT AND IS SUBJECT TO CONTRACT UNTIL IT COMMENCES
When a property has been applied for, we will produce a good
faith letter showing monies due on the move in date. This
letter requires signing by all applicants immediately. A
further letter will confirm the main terms of the tenancy
agreement once all completed application forms have been
received.
In the event that the tenancy does not proceed, due to
(amongst others) any of the following circumstances, there
will be a charge to cover any reasonable costs up to a
maximum of the full reservation fee.
1 .Where you or any proposed joint tenant change your mind
and withdraw after references have been sought and / or
documents prepared and / or preparations for the tenancy put
in hand.
2. Where the tenancy does not start within one calendar
month of the proposed start date of the tenancy due to any
action by you (as the property will be taken off the market,
there will be a loss of rent to the Landlord).
3. Where your, or your guarantor’s, application show that
you have given misleading or incorrect information which
cannot be construed as a mistake.
We will refund the money in full should the Landlord decide
to withdraw for any reason and you are therefore unable to
enter in to the tenancy.

Once acceptable references have been received and approved,
a date will be agreed for the commencement of the tenancy.
It is essential that both the tenant and the guarantor sign
the agreements as soon as possible, and ensure that all
initial monies are paid so as not to delay the move into the
property.
At this time we will also ask the tenant(s) to set up
standing orders, dated for the 24th of the month, to ensure
cleared funds are received in time for the rent due date
(1st of each month). The standing order will start from 24th
of the month prior to the date you move in.
Details of the initial monies payable will have been sent to
you in a good faith letter and are payable by bankers draft,
building society cheque or debit card. All cheques should be
made payable to Countrywide Residential Lettings. Should you
wish to pay by credit card, an additional 2% charge will be
payable.
Applicants take full responsibility to ensure that all
tenancy agreements and agreements of guarantee are signed by
all applicants and guarantors no later than one month before
the let commences.
Applicants must all be available on the day of the move in
to collect the keys from the branch.

Monthly or termly rent payment must be made either to us or the landlord as instructed. All rent is payable in advance by standing order. Should any action be taken by Varsity Student Lets for late or non-payment of rent a charge will be levied of £28.75. Please note that all standing order payments must be made on the 24th of the month to allow for clearance. Should you experience any financial problems during the course of the tenancy it is essential that you contact us immediately.

Regardless of individual circumstances, we must take up references on behalf of our client, the landlord. The references will include a credit reference, an employer's / accountant’s and / or bank reference (if applicable) and by signing the application form you are allowing us to request this information in full.
